A closer look at the campaign

How our direct mail system
works for real estate
investors

A practical look at how we choose the properties, build the message, coordinate four
postcard touches, and put the same list in your team’s hands.

Targeted seller outreach · Four-week campaigns · LeadVault calling list

Overview

One audience, coordinated mail, and active follow-up

REI Toolbox runs the direct mail campaign. Your acquisitions team calls and works the same property list in LeadVault.

We begin with the properties you want to buy, create four coordinated postcards, and mail them over four weeks. Each card offers a way for sellers to respond. Your team receives the list so they can start outreach during the campaign and continue follow-up afterward.

The monthly baseline: a fresh list of 500 targeted properties receiving four mail touches. Your team owns the seller conversations, appointments, offers, and deals.

01 / The Property List

What goes into the 500-property audience?

Targeting starts with a conversation about your market and buying criteria. The purpose is to mail properties that fit your acquisition strategy, rather than treating every address in a broad area as an equal opportunity.

Market

The cities, ZIP codes, or neighborhoods where you actively buy.

Property fit

The property types and characteristics relevant to your business.

Buying criteria

The situations or attributes you want us to prioritize when building the list.

Existing data

If you already have a list, we can review whether it is suitable for the campaign.

The exact list criteria are agreed during setup. A fresh targeted list is built for each monthly campaign.

02 / The message

What do the four postcards say?

Our team writes and designs the pieces in-house. The four cards should feel like one recognizable campaign: a consistent company identity, a clear seller proposition, and an easy way to respond. The message can change from touch to touch without making the seller feel like four unrelated companies contacted them.

Illusrative creative direction

“We buy houses in your area. Tell us about your property and see if a direct sale makes sense.”

This is a sample message, not final client creative. We develop and review your actual campaign copy and design during setup.

What we develop

Campaign message, postcard layout, response call to action, QR destination, and tracking number placement.

What we develop

Your company details, market fit, offer language, and creative before the mailing launches.

03 / The four week sequence

What happens during the mailing month?

The 500-property audience receives four coordinated postcard touches over four weeks. The exact send and delivery dates are planned during setup.

Week 1 Introduce

Present your company and give sellers a simple way to reach you.

Week 2 Reinforce

Repeat the core offer and make your company more familiar.

Week 3 Stay visible

Use another coordinated message to keep the conversation open.

Week 4 Reach again

Give the audience another opportunity to respond.

Across all four weeks: your team calls and follows up with the same list in LeadVault.

This is a mailing schedule, not a guarantee that every piece arrives on a particular day or that every property owner is reached by phone.

04 / response and follow-up

How can a seller respond, and what happens next?

Each postcard can direct sellers to a dedicated campaign response page through its QR code or invite them to call a tracking number. These paths help identify responses through those channels. At the same time, the property list is uploaded to LeadVault for your team’s own calling and follow-up.

Illustrative campaign view. Actual activity and response counts vary by campaign.

1
Seller responds

By scanning, calling, or engaging with your team’s outreach.

2
Team has context

Your acquisitions team can work the property list and handle incoming conversations.

3
Team follows through

Appointments, offers, contracts, and later follow-up remain with your business.

Tracking helps you understand activity through the configured response paths. It cannot prove which postcard influenced every seller conversation or deal.

05 / The monthly cycle

How does this repeat after the first campaign?

The first approximately 30 days are used to prepare the initial campaign: define targeting, build the list, develop the creative, set up response paths, and load the calling list. Monthly campaign billing starts when the first campaign launches.

After that, each month focuses on a new list of 500 targeted properties and another four-touch mailing sequence. The prior list can still be worked by your team according to its own follow-up process.

Campaign Scope: $2,197 per month, with a $997 one-time setup fee at enrollment. The monthly price includes the campaign management and mailing. See the offer summary below.

working together

Who is responsible for each part?

questions

A few pratical details

Can we choose which neighborhoods to target?

Yes. We set the market and list criteria with you during campaign planning.

Can you mail a list we provide?

We can review your list and discuss whether it is suitable for the campaign.

Do you make the seller calls?

Your acquisitions team makes the calls. We put the property list in LeadVault so they can work it while the mail campaign runs.

Does a new month use the same properties?

No. The monthly baseline is a fresh list of 500 targeted properties.

Can every deal be attributed to a specific postcard?

No. QR and phone tracking help identify responses through those channels, but sellers can encounter your business in other ways or respond later.
